House Rules

1. General Provisions

These House Rules set out the terms of use, stay and liability at Noble Nest Karon Aparthotel, comprising 12 private apartments in Karon, Phuket, Kingdom of Thailand. They form an integral part of the short-term rental agreement and apply to all Guests and any third parties on the premises.

2. Check-in, TM.30 Registration & Self Check-in

Check-in is from 3:00 PM on the arrival day; check-out is until 11:00 AM on the departure day. The property operates on a Self Check-in system.

Under Thailand's Immigration Act B.E. 2522 (Section 38), every foreign guest must be reported to the Immigration Bureau within 24 hours of arrival. Guests must provide a clear photo/scan of their passport (photo page plus entry stamp or visa) before access codes are issued.

Check-in instructions and access codes are sent electronically once identity verification and payment are complete. Codes are personal and for registered Guests only.

3. House Rules, Quiet Hours & Visitors

Quiet hours run from 10:00 PM to 7:00 AM. Given the intimate scale of the property (12 apartments), Guests' conduct must not disturb other residents.

Parties and gatherings that disturb the peace are strictly prohibited — breaching this rule results in immediate termination of the stay without refund and a report to the local police.

Non-registered visitors may only be on the premises between 7:00 AM and 10:00 PM, after checking in with ID. After 10:00 PM, visitors must be formally registered (for TM.30 purposes) and a fee applies.

4. Smoking Policy & Cannabis

Under the Tobacco Control Act B.E. 2560, smoking of any kind (cigarettes, e-cigarettes/vapes, cannabis, cigars) is strictly prohibited throughout the building, inside apartments, and on balconies. Owning or using e-cigarettes/vapes is illegal in Thailand. The only designated smoking area is the marked outdoor spot in front of the building.

Regardless of cannabis' legal status in Thailand, smoking or vaping cannabis anywhere on the property is strictly prohibited.

Breaching the smoking policy incurs a 7,000 THB penalty fee (ozone treatment, professional cleaning, apartment downtime).

5. Alcohol Policy

Under the Alcohol Control Act B.E. 2551, alcohol may only be consumed inside your own apartment. Bringing or consuming your own alcohol in common areas — pool deck, lobby, corridors — is prohibited.

6. Pool & Common Areas

The pool area is open to registered Guests only, from 7:00 AM to 8:00 PM. Use of the pool is at your own risk; children must be supervised at all times. Glass containers, diving and excessive noise are not permitted.

7. Liability & Safety

Guests are fully liable for any damage to the apartment or common areas caused by themselves or their visitors. Report any pre-existing damage immediately after check-in (email/WhatsApp with photo/video). The property is not responsible for valuables or cash left outside the in-room safe.

8. CCTV & Data Protection

Common areas (entrance, corridors, exterior, pool) are monitored by 24/7 CCTV for safety. Personal and passport data is processed in accordance with the law and shared with the Thai Immigration Bureau for registration purposes.
